Two Directions, Two Different Problems

A post can lean along the line of the fence or across it, and the two mean different things. Leaning across the line, away from or toward the gate, is the classic footing failure caused by the leaf's weight rotating the post. Leaning along the line usually points at ground movement rather than at load. Checking only one direction, which is what most people do, misses half of what a level would tell you.

Measure the Post, Not the Gate

A gate can be trued at the hinges to compensate for a post that is out, so a leaf that hangs correctly proves nothing about the post underneath it. Put a spirit level directly against the post itself, on two adjacent faces. This is a thirty second measurement and it is the one that answers the question.

Check the Gap, Then Check It Again Later

The gap between the leaf and the post, or between two leaves at the meeting point, is a sensitive indicator. What matters is not the number but the change in it. Measuring the gap at the top and at the bottom and writing both down gives a baseline. If the top gap is opening relative to the bottom over subsequent checks, the post is rotating, and you now know it is progressive rather than historic.

Distinguishing Old Movement From Active Movement

This is the distinction that decides what to do. A post that settled once, years ago, and has been stable since can often be lived with or corrected at the hinges. A post still moving will undo any adjustment made to it, and the work belongs at the footing. Only repeated measurement separates the two, which is the argument for keeping a simple written record rather than relying on an impression.

What the Ground Says

While the level is out, look at the base of the post. A crack radiating in the surrounding slab, a gap opening between footing and soil, or ground that is noticeably softer on one side all corroborate a measurement. On sandy coastal ground, water is usually the mechanism, so look at where rain runs at the entrance and whether it is being directed away from the footing or straight at it.

Lubrication Is Not Automatically Helpful

The instinct when something squeaks is to spray oil at it. On a gate in a sandy coastal environment that instinct is frequently wrong, because a wet lubricant on an exposed surface becomes a sticky trap for airborne grit. The resulting paste is more abrasive than the dry surface was. Choosing where to lubricate, and with what, matters more than how often.

Enclosed Parts Take Grease

Sealed or shielded bearings, roller assemblies with a grease point, and lock mechanisms behind a cover are protected from grit and are exactly what a proper grease is for. These parts benefit from being greased on schedule, and a marine grade product is worth the difference because it resists being washed out and displaces water rather than trapping it against steel.

Exposed Pivots Take a Dry Film

An open hinge pin, an exposed pivot, or a latch that sits in the weather is better served by a dry film lubricant, typically a product that carries a solid such as PTFE in a carrier that evaporates. It leaves a slippery surface that grit does not stick to. It needs reapplying more often than grease would, and that is a fair trade for not building an abrasive paste on the one part you cannot easily clean.

Leave the Track Alone

The ground track of a sliding gate should be clean and dry, not lubricated. Oil in a rail collects sand immediately and turns a channel that merely needed sweeping into one that has to be dug out. If a gate is running badly on a track, the answer is cleaning, checking the wheels, and checking alignment, in that order.

Squeaks Are Diagnostic, Not Just Annoying

A squeak that reappears quickly after lubrication is telling you the surfaces are worn rather than dry. A hinge that has worn oval will quieten for a few days and come back, and each round of lubrication buys less time than the last. Operate It by Hand First

Disengage any operator and swing the gate slowly through its full travel. This is the most informative thing in the whole check. A gate should move evenly, hold position anywhere in the arc, and close without needing to be lifted. Heaviness at one point, a change in effort, or a leaf that wants to drift open or closed all indicate something specific and are far easier to notice by hand than through a motor.

Look at Edges, Welds and the Bottom Rail

Coating failures start where the coating was thinnest, which is at sharp edges, at welds, and anywhere the metal was cut. The bottom rail deserves particular attention because it is the lowest and wettest part of the gate and the part nobody looks at. A breach found as a blister or a rust bloom is a ten minute job. The same breach found a year later has undercut the surrounding coating and is a panel repair.

Hinges, Rollers and Fasteners

Check hinge pins for side play by pushing the leaf toward and away from the post. Any noticeable movement is wear. On a sliding gate, look at the roller assemblies and the track for debris and for the bright metal that indicates something is running where it should not. Go round visible fasteners and check that none have backed off or corroded to the point of being unable to be tightened.

Safety Devices Are Not Optional to Check

On an automated gate, test that photocells actually stop the gate by interrupting the beam during a cycle, and confirm the manual release works and that somebody in the household knows where the key is. These devices fail quietly and the gate keeps operating normally, so the only way to know their state is to deliberately test them.

Wash the Salt Off

On a coastal site, rinsing the gate with fresh water and drying the hardware removes accumulated salt that would otherwise sit on the surface working continuously. It sounds trivial. It measurably extends the life of both the coating and the hardware, and it takes a few minutes with a hose.
